How Credit Scores Are Calculated For Mortgage Purposes And How This Affects Offers On Mortgages By Lenders.

late on the mortgage

You may not even be aware that you have a credit score, but if you’ve ever applied for a mortgage, a car loan or even had utilities, such as gas or electricity connected to your home, it’s likely that your credit score has been checked.

A credit score is effectively a ‘risk-assessment’ carried out by a lender to see what the likelihood is of you either paying or defaulting on your bills. It is a mathematical formula that compares your bill-paying history with the histories of millions of other people.

It will compare your debts, your credit history, the length of your credit history, new loans and anything else considered relevant. The resulting figure tells lender whether you have a good or bad credit score. If yours is good, you are likely to be accepted for certain offers on, for example, cars or get good rates of interest on loans.

If, however, you have a poor credit score, you will find it harder to qualify for certain offers and the interest rates you pay are likely to be higher. Basically, the higher your credit score – the more desirable you are as a customer to someone like a mortgage lender.

Roughly 35% of your credit score is determined by your bill-paying history: late payments, bankruptcy, late collections etc, can all give you a low credit rating. It is generally checked over a two-year period and it is the more recent debts that carry the most weight.

Mortgage lenders also take into account your income and your potential earnings in the future.

Someone with a poor credit score may find themselves being refused a mortgage, based on the calculations involved in their credit score or will find themselves paying a higher rate of interest than someone whose history makes them ‘less of a risk’ or a more desirable customer.

Even if you have obtained a mortgage, an adverse credit rating can make it harder to remortgage – especially if your credit score is impaired by defaulted payments to the current lender.

It is possible to improve and even recover a low credit score. Credit scores can be applied for and then it is possible to see where there are problems; for instance a bankruptcy can remain as a factor in a score for up to 10 years and can have a significantly adverse effect.

Yet by managing finances carefully, it is possible to accumulate ‘points’ and change the nature of your rating, making things like a mortgage or a remortgage much more viable options. Simple things, like ensuring that loans or debts payments are met on time can positively affect an impaired credit score.

Even keeping an eye on your credit card can have an effect; mortgage lenders view people who owe smaller amounts on many credit facilities as being in a lower risk bracket than those who owe large amounts on relatively fewer.

Careful credit management, over time, can raise your credit score to a level where potential lenders can view you as a desirable client.

How to Purchase a FLorida HUD Home?

guide to home loans

Anyone can purchase a Florida HUD Home as long as you have the cash to purchase the home or you can qualify for an FHA loan. FHA/HUD Homes are sold through a bid process and you will need a Florida FHA/HUD-approved real estate agent to assist you with that bid process. HUD will even pay that real estate agent’s fee.

Florida HUD Homes are sold ”’as-is,”’ without warranty. That means that HUD will not pay to correct any problems. But even if a HUD Home needs fixing up – and not all of them do – it can be a real bargain! For example, HUD’s asking price on the home will reflect the fact that the buyer will have to invest money to make improvements. HUD might offer special incentives such as an allowance to upgrade the property, a moving expense allowance, or a bonus for closing the sale early. And keep in mind that on most sales, the Florida HUD home buyer can request HUD to pay all or a portion of the financing and closing costs. Your real estate agent will have details.

We encourage Florida buyers to get the home professionally inspected before you make an offer so you will know what repairs you may have to make BEFORE you submit your bid.

Start your HUD Home buying process by finding a participating real estate agent. Your Florida real estate agent must submit your bid for you. Normally, HUD Homes are sold in an ”’Offer Period.”’ At the end of the Offer Period, all offers are opened and, basically, the highest reasonable bid is accepted. If the home isn’t sold in the initial Offer Period, you can submit a bid until the home is sold. Bids can be submitted any day of the week, including weekends and holidays. They will be opened the next business day. If your bid is acceptable to FHA/HUD, your Florida real estate agent will be notified, usually within 48 hours. You’ll be given a settlement date, normally within 30-60 days, by which you need to arrange financing and close the sale.

To view listings of Florida HUD Homes or to find Florida HUD-approved real estate agents, please visit the following web site: http://www.hud.gov/homes/homesforsale.cfm. All Florida HUD Homes are sold by private Florida Real estate companies called Marketing and Management Contractors. By accessing the web site above you will be guided to the Marketing and Management contractor for your area. All bidding and closing information will be processed by that FLoirda real estate company.

The Origin of Gospel Music

General No Comments »

Gospel music is music that has been created to express religious belief and is characterized by the use of dominant vocals. The precise origin of gospel music lyrics is relatively unknown because the roots of gospel music are not documented well. Stories behind gospel songs weren’t written down any many of the early records have been lost. Despite this, many historians believe that gospel music evolved from slaves sometime in the 18th century.

When slaves arrived from Africa they tried to maintain their culture, but were forbidden by slave owners to play African instruments. The slaves infused music and dance into their everyday tasks such as working the fields. The slaves sang songs about working hard and about God. It was at this time that the field holler was created and it encouraged others to answer and sing along.

When slavery was abolished, African-Americans slowly began to migrate north to big cities. The former slaves clung to their music and dance, but brought it indoors to the churches that they started to attend. The church soloist often sang and the choir answered in response to the soloist’s questions. It was a way to celebrate God and to celebrate life.

Thomas Dorsey, an African-American musician, has been given credit for pushing gospel music to the masses in the 1930s. He was the son of a preacher and wrote many religious songs. The music that he created was exuberant and featured shouts of praise. Dorsey promoted gospel choirs and singers in venues other than churches and changed admission fees for the performance

Gospel music was becoming so successful that it eventually became part of the regular radio programming rotation. Gospel was not just for churches any longer. Gospel music has been credited with influencing blues and jazz music, and it is still evolving today.

What Do Diamonds Cost?

General No Comments »

Guys who are ready to ask for a woman’s hand in marriage will inevitably attempt to figure out how much money they should spend on a diamond engagement ring, what the diamond will cost them and whether they will be able to afford a diamond engagement ring for their fiance. Most people have heard the expression that diamond engagement rings cost two months’ salary.

Where did the two months of salary idea come from?

The origin of the two months’ salary began with DeBeers, the largest diamond producer and diamond marketer in the world. In 1947, DeBeers decided to promote diamonds following the depressed wartime market. DeBeers launched a marketing campaign with a New York advertising firm. A copywriter penned the famous slogan “A diamond is forever” that is now synonymous with Diamonds.

De Beers wanted to bring diamonds to the masses, make them seem more affordable, instead of the wealthy and select few only being able to buy them. Accordingly, the price of a diamond for an engagement ring was set at approximately two months of salary.

Different Ways to Stop Heartburn

Are you thinking of ways to stop heartburn? Well, before you take a bite of that piece of pizza, or go to your favorite buffet restaurant, learn some valuable ways to defeat heartburn.

Heartburn affects 15 million Americans on a day to day basis. It’s not much of a problem when people experience heartburn on occasion, it’s when a person feels the symptoms on a more consistent basis (two or more days a week). People sometimes over look their symptoms thinking it’s maybe something they’ve eaten.

Of course this is true in some cases, but if you continue to experience symptoms of heartburn after trying different OTC treatments, then your body is trying to tell you something I believe you should take serious heed to.

There’s a small muscular ring at the junction of your esophagus and your stomach. This is called the LES (lower esophageal sphincter). This ring is suppose to keep food and stomach acid in your stomach.

If the LES is weak or relaxed, then food, liquids, and stomach acid will travel up to your esophagus. As a result you feel a bad burning sensation. That burning sensation you feel is commonly known as heartburn.

I’m sure you’ve heard and read a lot of this before, but hey, the more you read, the more you learn, right? If you want to learn some easy ways to stop heartburn then here are some ways I hope you find helpful.

1. Smoking – I’m sure it’s easier said than done to simply quit smoking. However, smoking relaxes your lower esophageal sphincter. When this happens stomach acid will sneak up to your esophagus.

2. Create a food diary and pay very close attention to certain foods like chocolate, milk, sodas, fruits and vegetables that are high in acids like oranges and tomatoes. Spicy foods can also irritate your esophagus which causes heartburn.

3. Drink more water – Some may feel there’s no sugary or strong taste with water. Water not only is a benefit to your kidneys, but it also helps neutralizes stomach acid.

4. One important thing to consider is that you may have a more serious condition, especially if you experience heartburn more than twice a week. If your esophagus is damaged, like mine was, then you may need surgery to repair it.

There are some other things you may try to stop heartburn, like cucumber juice. Cucumber juice (freshly squeezed) can help put a stop to heartburn. Try to exercise a bit more to lose some weight.

If you were to lose 10lbs. that would help relieve pressure off of your LES. Herbs like agrimony, aloe vera, angelica, fennel, garlic, gentian etc., can help treat your heartburn symptoms.

Even though it’s not always talked about homeopathy treatment is pretty good for heartburn. Arsenicum album – for heartburn accompanied by anxiety, chills and thirst, abdominal cramping.

Nux vomica – for heartburn caused by fats or sour foods. Sulfur – for heartburn caused by overeating and/or accompanied by burping.

Nutritional supplements, probiotics, soil-based organisms and stress reduction are four others way to bring an end to heartburn. The best type of nutritional supplements you can try are digestive enzymes and calcium carbonate. The calcium carbonate should be taken every 2 to 3 hrs. until symptoms ends.

Acidophilus and Bifidobacteria, are probiotics that can also be helpful, as can fructo-oligosaccharides (FOS) and soil-based organisms.

Now, FOS is an all-natural carbohydrate type of microorganism that serves as a fertilizing agent that helps Bifidobacteria to thrive in the large intestine, where it helps to protect against harmful bacteria.

Soil-based organisms detoxifies your gastrointestinal tract while eliminating fungi, molds, parasites, viruses, and yeasts. With the high price of gas and foreclosures all everywhere, it’s pretty hard not to be stressful.

The good news is there are some stress reduction techniques that can maybe help you in ending your heartburn. There are people who practice holistic health. They help their patients reduce stress through the use of various mind and body medicine techniques, like:

* Biofeedback

* Hypnotherapy

* Relaxation exercises

I hope some of these tips will assist you in your fight to stop heartburn. Have a wonderful day and a better tomorrow.
